safe homeFirst day of school is almost here so is the final vacation days for most of us. Some will be going out of town for a few days yet some of us will be gone for as long as a month. Most of us are responsible in finding someone to take care of our home and pets while we are away, however this may not be the only thing on the check of list we should be doing to avoid problems while we are out of town.

Statistics show that many plumbing accidents tend to happen during summer months while folks are away. In this case, here are a few tips to remember this time around while leaving our homes.

First off a good rule of thumb is to go around the house and check for leaks. Such places as washing machines, refrigerators and AC units, as even the smallest leaks can cause major problems.

If you don’t have someone coming to your home frequently and checking in, shutting off the water is also a good idea. In the case that there is an emergency, this will help and prevent flooding.

For those of us who have pets, feel the need to keep our AC’s on at all times, thinking that our animals will suffer. This is of course a smart idea, however keeping the AC running 24/7 will not only send our bill through the roof it may cause leaks or other AC problems within the home. The smartest thing to do is to tell who ever is feeding your pets to only turn on the AC while there are there, then close all windows and blinds to keep the cool air trapped throughout the day.

In addition to checking all indoor leaks, check for outdoor leaks as well. If your sprinklers do not run on an efficient timer, ask if a neighbor or friend can come and water your lawn from a hose. This will prevent yard flooding in case a sprinkeler springs a leak or breaks.

  4. To prevent pipes in your house from freezing, do not let the temperature in the house dip below freezing. Also, any pipes exposed to the cold should be insulated. But, be advised that your pipes may freeze if the surrounding temperature near those pipes is less than freezing. In the best case scenario, you will have to wait until they thaw so that the water runs again. In the worst case, the pipes would burst, and you would be stuck with costly repairs and a very messy cleanup procedure.
